Looking back on the 2008 Fredericksburg Texas real estate market

Let us take a moment to reflect on our real estate data in 2008 as compared to 2006 and 2007. First off is a look at total sales in Gillespie County. This is all types of property, including residential, unimproved land, and commercial properties.

There was a decline in the number of properties sold over the three year period. In 2006, there were 599 properties sold; there were 406 sold in 2007, and 349 sold in 2008, a decline of almost 42% over the three years.

In terms of total dollars, sales in 2008 were almost $41 million ($40,888 million) less than sales in 2006. The Days on Market (”DOM”) increased about 10% and the average price per property increased about 22%. In short, prices are increasing, but there are fewer sales and they are taking longer to happen. As Sellers realize the additional costs of holding properties (insurance, taxes, maintenance and repairs, etc.) for longer marketing periods, this may put downward pressure on List Prices in 2009/2010.

An overview of the Fredericksburg real estate market in 2008

Below is some data on how the entire real estate market in the Gillespie County Board of REALTORS Multiple Listing Service is doing so far in 2008. I ran some numbers for this year and compared them to the same time (January 1 - May 31) last year.

Residential

The number of sold units is up by 5 (130 in 2008 vs. 125 in 2007), but the dollar volume is down by $3,519,000 or 9.47%

Land and Farm

The number of sold units is down by 15 (129 in 2008 vs. 144 in 2007) and the dollar volume is down by $5,685,000 or 10.42%

Commercial

The number of units sold is up by 3 (11 in 2008 vs. 8 in 2007) and the dollar volume is up by $2,747,000 or 37.5%

Total Market

The total number of units sold is down by 7 (270 in 2008 vs. 277 in 2007) and the dollar volume is down $6,458,000 or 8.36%. The total sales through May 31, 2008 is $70,904,000 vs. $77,262,000 in 2007.
